There is a strong focus on exit and value realisation by designing and executing asset management and realisation programmes. As asset managers our role is to efficiently manage the asset and work with local stakeholders, professionals and the legal and regulatory system to achieve the required goals for our partner. We see our objective as adding value to the asset or property portfolio through the asset management process.
The management team has vast experience in all aspects of property management (both commercial and residential) and can utilise this as required when undertaking any asset management project. The key skills which we bring to bear in this function include;
Asset management
- Preparation of a business plan for the asset/portfolio.
- Analysis of financial models to support the proposed plan.
- Implementation of that business plan.
- Day to day management of the business plan together with reporting to the partner.
- Quarterly and year-end review and update of the plan.
Property management
- Creation and implementation of management company structure.
- Preparation and management of service charge budgets.
- All aspects of financial management including rent and service charge collection.
- Landlord and tenant liaison.
- Appointment of on site management and day to day property management of the property.
- Facilities management of the property.
Tenant Management
- Marketing of vacant properties for sale or to let as well as liaising with appointed marketing agents.
- New lease negotiation including negotiation of commercial terms.
- Agreeing of commercial terms and liaising with legal teams to ensure the commercials agreed are reflected in the lease document.
- Regearing and renewal of existing tenant leases.
- Analysis with financial models to confirm the viability of the commercial transaction.
- Overseeing of all aspects of lease surrenders and terminations including dealing with dilapidations, financial payments and preparing the property to bring to market.
