The property comprised a 19 unit retail courtyard development including a supermarket and 104 parking spaces. It was acquired by Tiger in July 2004. At the time while it was a strong income producing mixed use scheme, the team created a detailed business plan and strategy to optimise development potential from the property and increase cash flow. It identified the potential to significantly improve the cashflow, through enhancing rents at review, surrendering and renegotiating leases and negotiating new leases. The property was also partially refurbished and additional units created to further improve the income stream. Income stream increased from £400,000 to £630,000 per annum through the teams asset management work. The property was sold in extremely difficult market conditions at a premium price significantly above the purchase cost.Wembley, London, UK

The GIA of the building is 120,344 sq ft.
